House reconstruction · Bartativ

A fresh start
in Bartativ.

A house reconstruction designed around family routines. A double-height living room opens up the shared space, four bedrooms occupy two floors, and a terrace extends daily life into the garden. Light walls and dark clinker brick bring the extension and existing house together.

A different layout.
More room to live.

This 2020 project rethinks an existing home in Bartativ. An extension, a revised floor layout and tall living-room glazing work together to open up the shared rooms while keeping bedrooms separate. Basement service rooms leave the residential floors available for family life.

Architecture and facades

A coherent house
from every side.

An extension should feel part of the house. A shared material palette and connected roof lines bring the entrance, living spaces and terrace into one composition.

Design response

Light render sits alongside dark clinker brick and a metal roof. Vertical brick panels frame the windows; matching columns support the entrance canopy. On the garden side, tall glazing follows the roof slope.

Everyday benefit

The entrance is easy to recognise and the facades share a consistent character. The canopy shelters the door in wet weather, while broad steps connect the entrance platform to the garden.

Double-height living room

A shared room
with space above.

The main living room occupies 23 m² at the centre of the layout. An open volume above it replaces a conventional upper-floor ceiling and connects the room to the level overhead.

Design response

The staircase sits beside the living room, with the kitchen adjoining the shared area. Upstairs, a separate sitting room provides another place to relax. The tall facade window corresponds to the double-height volume inside.

Everyday benefit

The room feels more generous without increasing its floor area. The family has a main gathering place downstairs and a separate sitting area upstairs.

Four bedrooms

Private rooms
across two floors.

The layout includes four bedrooms, two on each residential level. Each pair has a 15 m² room and a 17 m² room, so the private accommodation is not confined to one floor.

Design response

Downstairs bedrooms sit near the bathroom, away from the entrance. Upstairs, two more bedrooms adjoin a small sitting room with balcony access. Family members can choose a room that suits their daily routine.

Everyday benefit

A downstairs bedroom allows use of the main living facilities without taking the stairs every day. The upper floor offers greater separation for work or rest.

Terrace and garden

Outside,
still under cover.

The terrace adjoins the shared part of the house. It creates a space between the rooms and the open garden, making time outdoors part of the everyday route.

Design response

A roof slope covers the platform and a railing defines its edge. Direct access from the living area avoids a walk around the house. The upstairs balcony provides another connection to the outdoors.

Everyday benefit

A sheltered place to pause outdoors sits close to the shared room. The roof offers protection from direct sun and rain, and the nearby kitchen makes the terrace convenient during family gatherings.

Storage and construction

Service space
outside the living rooms.

The reconstruction also addresses less visible needs. Three basement service rooms total 29 m²; a separate utility room and entrance vestibule occupy the ground floor.

Design response

Storage and household functions are distributed between the basement and ground floor rather than taking over bedrooms or the living room. The architectural documentation also coordinates external wall insulation, window openings, the roof and construction junctions.

Everyday benefit

The family has dedicated places for storage and household tasks. Coordinating the building envelope with the architecture considers room comfort alongside appearance rather than leaving it for a later decision.

Automation potential

Plan the controls
before the finishes.

A double-height room, bedrooms across two floors and garden access create different everyday routines. Automation is worth considering alongside the engineering design for this layout.

Design response

Possible next steps include separate lighting scenes for the living room, entrance and terrace; heating zones coordinated with climate control; and motorised shading for tall windows. Entry monitoring, leak alerts near wet areas and scheduled outdoor lighting could also be considered. These are recommended options, not installed systems in this project.

Everyday benefit

Agreeing these routines early helps define wiring, actuators and control locations before finishes begin. The owner can select the functions they will actually use.

Project scope

Reconstruction shaped
by life inside.

The scope covers a residential reconstruction and extension: two-storey and basement layouts, a double-height room, facades, roof, terrace and architectural details. The exterior redesign responds to family needs inside, with shared space, four bedrooms and separate service areas.

About this project

What is the main change to the house?

The reconstruction combines an extension with a revised residential layout. A double-height living room is the main spatial change; redesigned facades and roof bring the house into a coherent composition.

What does the 178 m² area include?

It adds the project schedules for the ground floor, upper floor including its balcony, and basement. Interior area excluding the balcony rounds to 170 m². The double-height void is not counted a second time.

How many bedrooms does the layout have?

Four, with two downstairs and two upstairs. The main living room has the kitchen alongside it; an additional sitting room upstairs opens onto the balcony.

Is there dedicated storage and utility space?

Yes. The basement contains three service rooms. A further utility room sits on the ground floor near the bathroom and entrance area.

Could smart-home controls be added?

Lighting scenes, heating zones, tall-window shading, leak alerts and entry monitoring are options for a separate engineering design. They are potential additions; this case does not claim installed automation.
